Often described by locals as ‘the secret coast’, this 60-kilometre stretch of quiet coves, sand and pebble beaches just 45 minutes from Granada city has retained a real Spanish character, something which has become rather more diluted on more crowded parts of Spain’s coastline. `You really feel like you’re in Spain here,` says Andy Little, who bought a house near Almuñécar two years ago. &lt;BR&gt;&lt;BR&gt;&lt;BR&gt;`The Costa Tropical is still predominantly Spanish, with 90 per cent of residents being Spanish and 85 per cent of all new property buyers being Spaniards from Madrid, Barcelona and other large cities buying for investment purposes. The remaining ten per cent of residents is a mixture of northern Europeans, creating a very cosmopolitan feel,` says Nick Westby of wisemovetospain.com. `This area is still quite undeveloped, with less than ten per cent of the population being foreigners, and therefore it is still very Spanish,` agrees Tom Walker of local estate agent Remax Tropical. `We are still in some senses less built up than the Marbella-Málaga areas, and we offer mountain and coastal views,` adds Martin of Tropicana Properties, based in the coastal hotspot of Almuñécar. &lt;BR&gt;&lt;BR&gt;&lt;BR&gt;Healthy and wise&lt;BR&gt;Warmed by winds from the African continent, which lies just opposite, this exotic costa enjoys more than 320 days of sunshine a year. An average annual temperature of 22.8ºC guarantees that local farmers will produce the glut of vitamin-rich custard apples, bananas, mangos and other exotic fruit that you’ll find for sale on market stalls around the area. On the subject of health, the medical infrastructure is first-rate on the Costa Tropical. `Most of the villages have their own health centres and you would never have to travel much more than 20 minutes to find a hospital,` Nick Westby says. `Health care here is excellent,` Tom Walker agrees. Parents planning to relocate with their children will be glad to learn that the area’s educational facilities are superlative, too. `Both the private and Spanish schools are very good, and within ten minutes of Salobreña there is an international school, which is very popular as classes are in English and the students study for English exams,` says Mike Lingwood of Salobreña-based estate agents Inmobiliaria Lingwood. The excellent weather and facilities do make the area popular with those Brits who’ve heard of it. `There is no mass tourism here, probably &lt;BR&gt;because access to this wonderful, and relatively unspoilt, coastline has always been difficult – the mountain ranges which assure us such outstanding scenery, have made it difficult to build roads. But with the new motorway due to open next year all that is changing fast. More people will discover this area now that access is so much easier and property prices are set to rise,` Mike explains. `The Costa Tropical is growing fast but, due to the fact that there is still no motorway connection, it’s still unknown for many people,` Johanna Schoenmakers of Almuñécar-based estate agents Palm Springs, agrees.&lt;BR&gt;&lt;BR&gt;&lt;BR&gt;The time to buy&lt;BR&gt;Mike and Johanna aren’t the only property professionals who say that the time is right to get in quick and buy affordable property on Granada’s Costa Tropical. A study carried out last year by Savills Private Finance found that Spain remains a hot favourite among &lt;BR&gt;investors hoping to combine pleasure and profit. Of those who have bought a second home here over 60 per cent chose Andalucia. Most professionals agree, however, that affording any sort of property in popular areas like the Costa del Sol is becoming increasingly difficult. According to the latest figures from Kyero.com, on the whole real estate is still cheaper in price on the Costa Tropical than on the Costa del Sol, although prices in Granada province have risen considerably over the past few years. `It is difficult to compare… but the Costa Tropical and inland Granada would still appear to be up to 20 per cent cheaper than similar properties in the Axarquia. Property on the Costa Tropical is a great investment because there are no ridiculously high levels of building density and the area will be protected from any potential downturn in the markets by the new motorway networks opening up in the area,` agrees Nick Westby. `The new motorway extension opening next year will make us more accessible and the planned golf courses, marinas and hotels will all help to give value to existing properties,` adds Martin. So the word is out: with major and low-cost carriers flying direct from Britain to busy Málaga and to Granada’s small but modern airport 11 miles west of the city, the Costa Tropical is about to take off. After this period he has a delay in getting his next tenants but over the course of the year he rents his property for a further 6 Months only.&lt;BR&gt;3 Months x €2000 &lt;BR&gt;6 Months x €1300 &lt;BR&gt;&lt;BR&gt;Total Rental income = €13,800 after subtracting the €5,772 Mortgage repayments John has made a profit of €8,028.&lt;BR&gt;&lt;BR&gt;During this example we have not included any rental management or community fees that may apply but also we have only assumed rental income for 9 months of the year and with many holiday makers now booking private accommodation via the Internet this is very achievable.&lt;BR&gt;&lt;BR&gt;Short-Term letting v Long-Term Letting &lt;BR&gt;The final decision to be made by the "Buy to Let" Investor is which letting strategy to use. Its obvious that the highest income is made by the property owner by letting out short term during the high season. However you can off-set this against the increased overheads in constantly finding short term rental clients and the maintenance costs between clients. Long term rentals typically pay less on a month on month basis but usually require far less input from the property owner and the rental income is fixed over the course of the year. Some property owners choose to rent long term during the low season and then short term to higher paying holiday clients during the high season. The decisions to be made on your letting strategy are usually answered in part by the property you purchase. &lt;BR&gt;Morrocan Property Rental Market &lt;BR&gt;&lt;BR&gt;In Morocco "Buy to let" investments will certainly favour the short term strategy due to the luxury style of the developments and the huge influx of expected tourists. Changes to the law in 2001 allowing foreign investors to take the proceeds of property sales out of the country, signalled a step change in the countries real estate fortunes, backed by a newly created government Promotion Unit to channel inward investment.&lt;BR&gt;&lt;BR&gt;`French and UK buyers continue to lead the purchasing pack`, confirms Louise Hillcoat of Amazing Morocco. `Lack of restrictions on property ownership together with familiar conveyancing  laws, mortgage availability and annual capital growth at 15 percent are attracting a high percentage of first time buyers. &lt;BR&gt;&lt;BR&gt;`Budget flights have also boosted holidaymaker to investor ratios, with a choice of low cost operators, including Morocco’s recently launched budget service Jet4You making weekend getaways a viable option`. &lt;BR&gt;&lt;BR&gt;Real estate projects in Marrakech, Tangiers and Fez have attracted a healthy mix of second homers and pure investors. Arguably the most innovative development to date, however, is that of Oukaimenden ski resort in the Atlas Mountains. Snow sure at over 3,250 metres, yet only an hours drive from downtown Marrakech the stations $2billion `luxury` makeover by Emirates based developer Emaar PJSC will combine recreation, entertainment, commercial and real estate components `phase built` across the High Atlas scenic valley bowel. Scheduled to complete in 2010, Emarr’s master plan promise `low-density` and an absence of high rise music to the ears of property agent and developer Nicky Kerman of Marrakvillas. `The resort has been popular with wealthy Moroccans for years`, he says, `its close proximity to Marrakech and its quality off piste and cross-country options draw a loyal following, but its full potential has never been exploited. The ski season is reliable but short-lived, running from January to March, but snow making facilities and improved access points will extend the season by another four to six weeks at least. Plans to upgrade mountain biking, trekking and climbing amenities in the summer months will also maintain a steady foot flow of visitors throughout the year`.&lt;BR&gt;&lt;BR&gt;Catching the wave of an early boom several upmarket developments are springing up in the surrounding ourika Valley; the vineyard speckled mountain foothills offering the best of both worlds is close enough to the hustle and bustle of Marrakech, yet just a 30 minute transfer to the slopes. `The area has huge potential`, adds Hillcoat. `Planning guidelines, how ever, are stringent; no building can exceed three storeys and build density on developments can be no more than 60 per cent. New leisure facilities including a polo ground and golf course are also in the frame, which will highlight the regions dual-season draw`. &lt;BR&gt;&lt;BR&gt;Spotting the signs of early growth, investors, Chris and Sue Macklin from Heathfield in East Sussex purchased their £500,000 six bedroom luxury villas in the gated community of Domaine dar Chimicha last July. Located just 20 minutes from Oukaimeden on the Ourika Road, the development, wrapped around the walled gardens of an imposing original Moorish mansion – Villa Alexandra, and accessed by a private bridge, boasts ten luxury villas set in the grounds of about 1.25 acres a piece, a number of the villas extending to 5,000sqft over two storeys, with a further 2,900sqft of terraces, verandas, and service courtyards. `We bought primarily as an investment,` explains sue. `But personal use was a consideration too – we have five kids spanning from 20 to 37, so we plan to holiday here with the family as much as possible`. The Macklins were given a choice of four build styles and opted for the Berber design, with carved windows, high archways and an internal courtyard. `We’ve got about an acre of private garden planted with citrus olive and palm trees and a large pool,` adds sue. `Properties come with fully fitted kitchens, bathrooms, air conditioning and heating as standard with a build time of around 15 months`. As to whittling down investment location, `we like the vibrant atmosphere of Marrakech, but the mountains won us over, its such a peaceful spot. Getting here is easy as flight time is under four hours`. &lt;BR&gt;&lt;BR&gt;Property owner and entrepreneur Peter Roberts from Ripon Yorkshire fell in love with the area when he took his wife Caro on a retreat to the mountains to celebrate her 50th birthday. The couple and now developing an exclusive group of eight individual villas at Bab Adrar d’Atlas a former 20 acre farm estate planted with cypress, fig and orange trees set back from the Ourika Valley. `The land we found took our breath away,` explains Peter. `I visualised warm summer evenings sitting on our garden terrace looking at snow capped mountain peaks and that’s pretty much what we’ve got. It suits buyers who prefer to be away from the tourist hordes, yet you’re only 25 minutes from Marrakech`.
